The City Precinct (First Land Release) forms the centre of the new city. This 5.7 hectare mixed-use precinct sits beside the Bradfield City Metro Station, Central Park, and the First Building, placing it at the heart of Bradfield City’s emerging civic, residential, and innovation core.

As the first major occupancy opportunity in the city, the precinct will deliver around 170,000 square metres of mixed use development, including up to 1,400 new homes with a minimum of 10 percent affordable housing.
The City Precinct will also include commercial space for advanced industries, a university campus, childcare, health services, retail, hospitality, and a landmark food and beverage destination overlooking the 2 ha Central Park.
Delivered through a long term partnership with Plenary, the precinct activates Bradfield City’s early streets, public spaces, and economic engine, setting the tone for how the city will grow.
Social amenity for Western Sydney
The City Precinct will provide essential amenity for Bradfield City's first residents and workers, including childcare, retail and a destinational food and beverage venue. It will also prioritise:
- Sustainability initiatives include achieving net zero emissions, on-site renewable energy generation and storage, Green Star and NABERS certified buildings, nature-positive design, and smart infrastructure for connectivity and public safety
- Arts and culture, regular events, and community partnerships to establish a vibrant 24-hour precinct
- Partnerships with local Dharug and other social enterprises to embed social inclusion and local engagement.
